GOOD NEWS FOR SULLY STATION II COMMUNITY ASSOCIATION!

You may have noticed a new community off of Stone Road near Battery Ridge. This community is called The Enclave at Sully Station and has six single family homes and four townhomes.
While The Enclave is not part of Sully Station II Community Association, we have negotiated a long-term easement and common area agreement to provide them with:
- Trash and snow services
- Use of our amenities such as the pool, tennis courts, and tot lots, and
- Street and common area maintenance
For these services and privileges, the Owners of The Enclave will pay a monthly assessment equal to Sully Station II Community Association's Townhome assessment rate.
As The Enclave homesites are sold, the developer will contribute a total of $255,000 to Sully Station II Community Association. This is a direct result of several years of working with the developer and strong negotiations by President Karen Hogan, Treasurer Glenn Martin, and Trustee Bill Perry (legal liaison) in consultation with Sully Station II's attorney. A separate Working Capital Account has been established to hold these funds and the Board of Trustees has approved Administrative Resolution No. 27, Use of Working Capital Funds to establish and formalize procedures to ensure that Sully Station II's Working Capital Funds expenditures are made in an open and standardized manner and used for appropriate capital improvements throughout our Association.
The sale of the first home has just concluded and payments are now being received by the Association.
