Hearing Notice: Design Guidelines Revisions on August 25 at 7:00 p.m.

The purpose of this announcement is to notify you that the Board of Trustees (“BOT”) has scheduled a hearing to discuss proposed changes to Exhibit 1 of Policy Resolution No. 16, “2018 Architectural Design Guidelines and Standards” (hereafter referred to as “Design Guidelines”) on August 25, 2022 at 7:00 p.m.
 
The Design Guidelines set forth the requirements for the exterior appearance of living units and lots so that aesthetic appearance and environmental quality of our community are maintained. The current Design Guidelines are attached to this announcement. Proposed changes are shown in red underline and are limited to:

· Awnings, Patio Covers, and Shade Structures

The intent of the proposed changes is to modernize allowable buildings materials, expand color selections for exterior features such as decks, and provide clarifications to requirements for trash/recycling and tree removals/replacements, and make administrative updates. Additionally, the BOT will consider separating the ARB Application (Appendix B) from the Design Guidelines and make it a standalone document. Hopefully, this will allow the Application to be updated and improved upon from time-to-time more easily based on community feedback and any improvements made to administrative processes. Please note, all formatting (e.g., spacing, punctuation, grammar, page numbers) will be fixed once the substantive changes to the Design Guidelines are voted on by the BOT.
 
Separate from the proposed changes to the Design Guidelines which are subject to a hearing, the Design Guidelines will also be updated to include Sully Estates-related provisions that were not correctly incorporated but were previously voted on and approved by Sully Estates Members in 1998 (for more information see the attached Sully Estates Guidelines document). These changes are shown in red underline with yellow highlighting throughout the attached Design Guidelines.
